TERMS & SERVICES AGREEMENT

The Big Cleaners
Texas Sole Proprietorship

Effective Date: May 21, 2026

These Terms & Services (“Agreement”) govern all cleaning services provided by The Big Cleaners (“Company,” “we,” “our,” or “us”) to the client (“Client,” “you,” or “your”). By scheduling or using our services, you agree to the following terms.

1. SERVICES PROVIDED

The Company provides residential and commercial cleaning services, including but not limited to:

  • Standard cleaning

  • Deep cleaning

  • Move-in/move-out cleaning

  • Office and commercial janitorial cleaning

  • Post-construction cleaning

  • Specialty cleaning services agreed upon in writing

Services provided will be limited to those agreed upon during booking or estimate approval.

2. ESTIMATES & PRICING

All estimates are based on the condition, size, and scope of the property at the time of booking.

Final pricing may change if:

  • Additional cleaning is required

  • Property conditions differ from those disclosed

  • Extra rooms, excessive buildup, pet waste, biohazards, or hazardous conditions are present

The Company reserves the right to adjust pricing before or during service with notice to the Client.

3. PAYMENT TERMS

Payment is due:

  • Upon completion of service unless otherwise agreed in writing

  • Before recurring commercial invoicing terms apply

Accepted payment methods may include:

  • Cash

  • Credit/debit card

  • Zelle

  • Cash App

  • Venmo

  • Other approved payment methods

Late invoices may incur:

  • A late fee of up to 10%

  • Service suspension until balances are paid

Returned checks are subject to a $35 returned payment fee.

4. CANCELLATIONS & RESCHEDULING

Clients must provide at least:

  • 24 hours notice for residential appointments

  • 48 hours notice for commercial appointments

Late cancellations may result in:

  • A cancellation fee of up to 50% of the scheduled service cost

If cleaners arrive and cannot access the property, a lockout fee may apply.

The Company reserves the right to reschedule services due to:

  • Weather

  • Emergencies

  • Unsafe conditions

  • Equipment failure

  • Staff illness

5. CLIENT RESPONSIBILITIES

Clients agree to:

  • Provide safe access to the property

  • Secure pets appropriately

  • Remove valuables and fragile items

  • Inform us of hazards, damage, mold, pests, bodily fluids, or unsafe conditions

The Company is not responsible for:

  • Pre-existing damage

  • Improperly installed fixtures

  • Damage caused by normal wear and tear

  • Items not disclosed as fragile

6. SATISFACTION GUARANTEE

If you are dissatisfied with service, you must notify The Big Cleaners within:

  • 24 hours for residential cleaning

  • 48 hours for commercial cleaning

The Company may, at its discretion:

  • Return to correct the issue

  • Offer partial credit

  • Provide another reasonable resolution

Refunds are not guaranteed.

7. LIMITATION OF LIABILITY

To the maximum extent permitted by Texas law:

  • The Company’s liability shall not exceed the amount paid for the specific service performed.

  • The Company is not liable for indirect, incidental, or consequential damages.

  • The Company is not responsible for damage caused by faulty wiring, plumbing leaks, unstable furniture, loose fixtures, or normal deterioration.

Claims for damage must be reported within 24 hours of service completion.

8. SAFE WORKING CONDITIONS

The Company reserves the right to refuse or stop work if conditions are unsafe, including:

  • Aggressive animals

  • Biohazards

  • Mold exposure

  • Drug paraphernalia

  • Violence or harassment

  • Unsanitary or dangerous environments

In these situations, partial or full charges may still apply.

9. NON-SOLICITATION OF STAFF OR CONTRACTORS

Clients agree not to directly hire or solicit any employee or subcontractor of The Big Cleaners for private work during service and for 12 months afterward without written permission.

Violation may result in a placement fee of $2,500.

10. ACCESS & ENTRY

By scheduling services, the Client authorizes The Big Cleaners to enter the property for agreed cleaning services.

Clients are responsible for:

  • Providing entry instructions

  • Alarm codes if necessary

  • Functional utilities including water and electricity

11. COMMERCIAL CLIENT TERMS

Commercial accounts may require:

  • Written service agreements

  • Scheduled maintenance plans

  • Net payment terms

  • Walkthrough inspections

Failure to pay invoices may result in service termination and collections action.

12. PHOTOS & DOCUMENTATION

The Company may take before-and-after photos strictly for:

  • Quality control

  • Documentation of damage or conditions

  • Internal records

The Company will not publicly share identifiable client information without permission.

13. INDEPENDENT BUSINESS STATUS

The Big Cleaners operates as a Texas sole proprietorship and is an independent service provider.

Nothing in this Agreement creates:

  • A partnership

  • Employment relationship

  • Joint venture

14. GOVERNING LAW

This Agreement shall be governed by and interpreted under the laws of the State of Texas.

Any disputes shall be resolved in the appropriate courts located in Texas.

15. CHANGES TO TERMS

The Company reserves the right to update these Terms & Services at any time. Updated versions become effective upon posting or delivery to clients.
